Winmar Estates
Winmar Estates, Inc. was incorporated in Minnesota on Dec 19, 1977. Winmar Estates was established to protect the overall interests of the home owners through the use of additional protective covenants, restrictions, and easements. The Winmar Estates subdivision was originally platted in two steps:
The original subdivision deed was signed on January 26, 1978. A Declaration of Protective Covenants for this plat was created on Feb 14, 1978. These covenants were first amended on April 10, 1978. They were amended again on June 6, 1978 when the 2nd Addition was created.
The 2nd Addition deed was signed on May 8, 1978. A separate Declaration of Protective Covenants was created on Jun 6, 1978 for this plat.
These Protective Covenants, which are attached to each parcel of land in the subdivision, are still in full effect today. Winmar Estates residents must adhere to the protective covenants, restrictions, and easements in addition to any City of Pine Springs and Washington County ordinances and regulations.
The covenants are administered by an Architectural Control Committee which is independent of the City of Pine Springs government but works closely with the City and County to monitor and enforce covenant provisions.
If you purchased your Winmar Estates property after 1978, you should have received a copy of the covenants at the closing meeting of your property purchase. Generally speaking, residents to the east of Warner Road and north of State Highway 36, are residents of the Winmar Estates subdivisions.
